Shipping policy

Delivery & Collection Policy

1. How your order reaches you

Designhouse Asia works directly with independent designers and makers across Asia. Every item on our site is one of two types:

  • In Stock: held at our Singapore warehouse and ready to deliver.
  • Made to Order: produced by the maker after you order, then shipped to Singapore, where we inspect every piece before it reaches you.

Each product page shows the item's type, its estimated lead time, and its delivery method (see Section 4).

2. Lead times and order updates

  • What a lead time covers. Made-to-Order lead times are estimates. They cover production, shipping to Singapore, customs clearance and our quality check.
  • Progress updates. We will update you when your piece enters production, ships from the maker, arrives in Singapore, and passes inspection.
  • Delays. If an item is delayed beyond its estimated date, we will tell you as soon as we know. Your rights, including our long-stop date, are set out in our [Returns & Refunds Policy].

3. Delivery area, days and times

  • Furniture delivery times. We deliver furniture to mainland Singapore, Monday to Saturday, [9am–6pm], excluding Sundays and public holidays. You will be given a time window. We will do our best to arrive within it, but cannot guarantee an exact time.
  • Surcharge. Furniture deliveries to Sentosa and other restricted-access areas carry an additional $20.
  • Small objects. Courier delivery days and times follow our courier partner's schedule.

4. Delivery charges

Furniture Delivery includes two-person delivery, placement in your room of choice, and assembly.

Furniture orders Charge
$800 and above (after discounts) Free to one address
Below $800 $80 per address
Each additional address $80 per address

Small-object-only orders Charge
$200 and above Free to one address
Below $200 $20 per address
Each additional address $20 per address
  • Mixed orders. If your order contains both furniture and small objects, the full order value counts toward the $800 threshold. Small objects going to the same address travel with your furniture on our truck, at no extra charge.
  • Split deliveries. If items in one order are ready at different times, any extra furniture trips are free. You may also ask us to hold the full order and deliver it in one trip, free of storage charges until the last item is ready.

5. Scheduling your delivery

Furniture

  • Arranging a date. Once your items have passed inspection, we will contact you by WhatsApp or phone to arrange a date. Please reply within 3 working days.
  • If we can't reach you. We will keep your items safely at our warehouse. Your free storage period starts from the date we first contacted you (see Section 12).
  • Confirmation. We will confirm your time window 2 working day before delivery.

Small objects

  • Dispatch. In-stock small objects are dispatched within [3] working days of your order. Made-to-Order small objects are dispatched once they pass inspection in Singapore.
  • Tracking. You will receive tracking details from our courier partner.

6. Rescheduling (furniture)

  • Free changes. You can reschedule free of charge up to 2 working days before the confirmed delivery date, subject to slot availability.

7. If you're not present

Furniture

  • Leaving items without you. If no one is present at the confirmed time, you may instruct us in writing to leave items at your door or with a named person. Items left this way are at your own risk from the moment they are left, and assembly will not be carried out.
  • Redelivery. If we have to take items back, a redelivery fee of $80 applies.

Small objects

  • Missed courier deliveries. Missed courier deliveries follow our courier partner's redelivery or collection process. Parcels you ask the courier to leave unattended are at your own risk once delivered.

8. Access, fit and building management

  • Checking fit. Please check that furniture will fit through doors, corridors, lifts and staircases before ordering. Dimensions are listed on every product page. If you are unsure, send us your measurements before ordering and we will help you check.
  • Undisclosed access issues. If an item cannot be delivered because of access issues you did not tell us about, redelivery or return charges apply.
  • Condominiums and commercial buildings. Please arrange any required permits, lift bookings, loading bay access and deposits with your building management in advance. If we are refused entry, the delivery will be rescheduled and a $80 redelivery fee applies.
  • Stairs. Where furniture must be carried up stairs without lift access, a surcharge of $10 per item per storey applies. This includes stairs inside landed homes and maisonettes.
  • Heavy items and storey limit. Items such as stone tabletops, are quoted separately. For safety, we carry up to [5] storeys.

9. Assembly and installation

  • What's included. Assembly is included for all furniture delivered by our team. We remove packaging from your home after assembly; tell us if you'd like to keep the boxes.
  • Optional add-on. For tall storage, we offer wall anchoring as a paid add-on at $50 per item, and we recommend it for homes with children.
  • What's not included. Other wall mounting, drilling, and electrical connection of lighting.
  • Small objects. Small objects are delivered packed and are not installed.

10. Receiving and inspecting your items

  • Furniture on delivery. Please inspect your items with our team before signing the delivery order. Note any visible damage or missing parts on the delivery order before our team leaves.
  • Small objects. Please open your parcel promptly. If the outer packaging is visibly damaged, photograph it before opening.
  • Reporting damage. For damage found after unpacking, whether furniture or small objects, email [care@designhouseasia.com] within 48 hours of delivery. Include photos or video and your order number. We will respond within 3 working days.
  • Remedies. Where an item is damaged or defective, we will repair it, replace it, or refund you through your original payment method. Warranty repairs are carried out by our own Singapore workshop.
  • Your legal rights. Signing the delivery order confirms receipt only. It does not affect your rights under Singapore's consumer protection laws, including the Lemon Law.

11. Delays beyond our control

  • What counts. Deliveries may be affected by events outside our reasonable control, including production or shipping disruption, port congestion or customs holds, severe weather, and building restrictions.
  • What we'll do. If this happens, we will keep you informed and arrange the next available slot.
  • Liability. We are not liable for indirect losses caused by such delays. Your cancellation and refund rights for Made-to-Order items are set out in our [Returns & Refunds Policy].

12. Storage

  • Free period. We store furniture free for [60] days from the date it is ready for delivery in Singapore.
  • Charges after that. Storage is charged at 5% of goods value per month
  • Trade and project orders. Different storage terms can be agreed in writing at the time of order.
  • Unclaimed items. Items left unclaimed [6] months after the ready date may be dealt with under our [Terms of Sale].

13. Self-collection

  • What and where. Small objects and some furniture can be collected from our Woodlands warehouse by appointment. Book at least 1 working day ahead.
  • Fragile items. For fragile, heavy, glass or stone items, we strongly recommend delivery. Damage during self-transport is not covered.
  • Assembly. Self-collected furniture does not include assembly at your premises.

14. Trade and project deliveries

  • Site delivery. For interior designers and contractors, we can deliver to project sites and stage deliveries across project phases.
  • Your responsibilities. You are responsible for site readiness, access, and having an authorised person on site to receive and sign.
  • Site not ready. If a site is not ready on the confirmed date, redelivery and storage charges apply as above.

15. Disposal of old furniture

We do not remove old furniture, to protect our vehicles and warehouse from pests. Your options:

  • HDB flats. Residents can use the free bulky-item removal service offered by their Town Council.
  • Condominiums. Residents should contact their management office.
  • Everyone else. Engage a licensed general waste collector (see the [NEA website]).
